Jamestown Properties faced challenges collecting data on 88 Leonard’s energy use patterns and inefficiencies.
The 352-unit multifamily building in Tribeca, which comprises more than 305,100 square feet across 21 floors and features such amenities as a fully landscaped rooftop sun deck, 249-stall below-grade parking garage, and garden terrace with hot tub and outdoor fireplace, needed a cloud platform to continuously monitor energy consumption and empower the onsite property team to efficiently manage energy for lower utility costs.
Solution
In March 2020, Logical Buildings’ Real Time Energy Management (RTEM) software SmartKit AI™ quickly identified strategies to reduce electricity usage at 88 Leonard with simple actions such as placing the electric heater for the building’s rooftop pool on a schedule. The platform communicated data on energy consumption via an app that uses predictive analytics to guide and reward building operators as they efficiently manage their properties. Deployment was done 100 percent remotely during COVID-19 with zero upfront costs.
Additionally, Logical Buildings’ concierge team trained staff to reduce energy consumption during key peak-cost time periods through digitally guided behaviors linked to efficiency goals and rewards. Personnel utilized mobile collaborative tools to handle alerts and improve tenant comfort.
